Location & Accessibility

A strategic setting in Orihuela Costa

Before describing the partnership, it helps to understand the environment we operate in. The centre sits in one of Orihuela Costa's most active commercial corridors, where daily footfall, resident traffic and international visitors converge.

Strategic location

Positioned within a well-established commercial corridor of Orihuela Costa on the southern Costa Blanca.

Surrounding commercial area

Adjacent to established retail, hospitality and professional-service tenants that share the district's foot traffic.

Accessibility

Direct road access with nearby parking and clear approaches for residents, visitors and service vehicles.

Pedestrian traffic

Consistent pedestrian flow throughout the day, with weekend and seasonal peaks tied to the coastal economy.

Visibility

Open frontage and illuminated signage give the centre strong street-level presence day and night.

Commercial environment

A mixed-use setting where presentation and cleanliness directly influence how the district is perceived.

About the Property

A commercial centre built around its shared spaces

The centre is an open-air commercial destination organised around a central pedestrian plaza and clearly signposted retail-front thoroughfares.

Its retail mix combines local services, hospitality and specialist stores, drawing steady daily customer flow through the shared common areas.

The scope maintained by SplendidaClean covers those common areas — plazas, walkways, seating zones, shared restrooms and service corridors — the spaces that shape a visitor's first impression and a tenant's operating environment.

Floor Restoration at Centro Comercial Flamenca Beach

As part of the initial mobilisation, the terrace and entrance floors of a restaurant unit at Centro Comercial Flamenca Beach were restored with commercial high-pressure equipment. The photographs below were taken on site before and after the intervention, from the same positions.

The Restoration Process

The work was carried out with commercial high-pressure equipment and a controlled pre-treatment, section by section, so the surrounding units and seating areas stayed usable.

No abrasive resurfacing was used. The tiles were not replaced or re-coloured — the visible change comes from removing the soiling layer that had bonded to the surface and to the grout.

The Result

The original terracotta tone and the grout lines are visible again across the entrance and the terrace. The change is documented photographically from fixed positions, which is the same evidence format used in our monthly property reports.

According to the restaurant owner, parts of the soiling had been on the floor for several years. We publish that as their statement rather than as a measured fact.

No claims are made about slip resistance, hygiene test results or surface lifespan — only the visible condition recorded in the photographs above.

Ongoing Maintenance

The project did not stop when the restoration finished. SplendidaClean continues to maintain Centro Comercial Flamenca Beach under a recurring commercial cleaning agreement.

Scheduled cleaning, documented inspections and monthly reporting keep the restored standard in place instead of letting the surfaces return to their previous condition.

Detail Restoration & Deep Cleaning

Improvement work extends beyond the centre's floors. Highly visible common-area details are individually treated as part of our ongoing cleaning and maintenance programme.

Operational Workflow

From Assessment to Continuous Management

How a commercial maintenance programme is mobilised, stabilised and then sustained.

  1. Stage 01

    Assessment

On-site survey of every circulation area, staircase, lift and technical space. The starting condition is documented before any commitment is made.

  2. Stage 02

    Planning

The property is divided into defined cleaning zones and each recurring activity is assigned a cadence. Routines are coordinated with the centre's opening hours.

  3. Stage 03

Initial Deep Clean — Puesta a Punto

A restorative intervention that resets the property to a defined standard, so the recurring programme begins from a known baseline rather than accumulated backlog.

  4. Stage 0430 days

    Stabilisation

The programme is calibrated against real conditions: cadences adjusted, resourcing confirmed and the reporting rhythm established with the property manager.

  5. Stage 05

    Scheduled Maintenance

The steady state: 12 recurring activities across 5 defined cadences, plus planned preventative interventions such as machine scrubbing and floor restoration.

  6. Stage 06

    Continuous Quality Reporting

Daily monitoring, weekly summaries and a formal monthly performance report — including recommendations and the maintenance priorities for the period ahead.

Site-specific scope, scheduling and commercial terms are agreed directly with the property manager.

Outcomes

The Value Delivered to the Property

The operational outcomes the maintenance programme is designed to produce and sustain.

Improved presentation

Circulation areas, staircases and entrances are held to a defined standard throughout opening hours.

Reduced visible contamination

Machine scrubbing cycles per floor prevent the build-up that accumulates between conventional cleans.

Restored flooring

Hard surfaces treated under a planned restoration programme, documented before and after.

See documented before & after

Visitor experience

Shared areas are maintained during trading hours, so tenants and visitors see a managed environment.

Preventative maintenance

Defects observed on site are reported as they arise, before they become remedial work for the property manager.

Extended asset life

Scheduled treatment of hard surfaces protects the fabric of the property rather than only its appearance.

Quantified performance data is reported to the property manager each month and is not published here.

Client Value

What This Changes for the Property Manager

The operational responsibilities the maintenance programme absorbs.

Single point of contact

One accountable operator for the whole property — no coordinating separate contractors per area.

Structured reporting

Written evidence of what was done and what needs attention, ready to forward to owners or the board.

Planned maintenance

Interventions scheduled in advance against a defined cadence, not requested reactively when something is noticed.

Predictable service levels

The same standard on every service day, independent of which team member is on site.

Transparent communication

Issues are reported by us when we find them — the property manager does not have to discover them.

Long-term asset care

A maintenance strategy measured over years of asset preservation, not single cleaning visits.
